Moved in Feb 2026. Submitted multiple work orders and photos for apartment issues. The Property Manager (Cynthia) and the Regional Manager reviewed the work orders/photos and formally claimed maintenance found "no issues." Because they refused to act, I contacted City Code Enforcement. The apartment immediately failed the city inspection. Protect yourself and know your rights as a tenantâdo not rely on AMC management to ensure your home is safe.

Iâm a new tenant at Sunnydale, and so far, my experience here has been great. Cynthia in the leasing office is a gem, and her kindness was a big part of our decision to move here. The walls are a bit thin, but thatâs pretty standard for apartment living - neighbors are quiet and friendly. Location is less walkable and more car-reliant than our last place, but weâre moving from downtown Seattle, so that makes us a bit biased. Apartments and complex and clean, lots of green spaces and nature, and close proximity to parks and shopping.

These apartments are very chill & laid back. The communication is efficient and they respond almost immediately. Cynthiaâs super nice, positive attitude and answered all my questions! Keep in mind these apartments are very affordable, thereâs going to be wear & tear but you canât beat the location. My apartment is very roomy. Cozy-home style apartments! Cute and comfortable! âºï¸

Sunnydale used to be managed by Thrive, but a couple years back it was bought out by Greystar. Since then, the community has really gone downhill and continues to get worse. I will outline a few key points to give you an idea of what it is like to live here: 1. Maintenance is practically nonexistent. The maintenance man is nice, but typical response times to maintenance requests take months. The property has fallen into a state of decay with dirt and garbage strewn about the property that nobody seems to care about. Panels falling off the building, missing light covers, you name it. I have included some pictures with examples. There is also graffiti on the property. You can see a partially covered piece of graffiti in one of the pictures of the dumpster, but there are other uncovered pieces as well at the time of writing. 2. Nobody works at the Sunnydale front office, therefore it is impossible to get someone on the phone, and the only way to sometimes get a response is to reach out to sunnydalemgr@greystar.com (which we have already done to try and resolve our issue, multiple times). However, this is hit or miss, and they seem to only respond when it is convenient. Couple this with the deferred maintenance, and it makes living at this property very frustrating whenever you have a question or concern. 3. Rent has consistently gone up around 10% per year. When we first moved here our rent was 1300. Now, our rent is over 1600. This isn't unique to Sunnydale, as prices have gone up around the region. However, this coupled with the decline in the property and service over the years feels like a slap in the face. 4. In all fairness, Sunnydale is in a GREAT location, with quick access to the light rail, airport, and southcenter shopping area. The area is also relatively quiet which is a plus. We finally decided enough is enough and moved out. We checked out many other apartment complexes in the region and Sunnydale ranks near the bottom for the price. If you are considering living here, I would strongly suggest you reconsider, at least until significant changes are made.

Maintenance man smells like marijuana and does not know how to fix a lot or his fixâs donât last more than a few days. Apartments have mold and bad windows that get stuck open or closed from the foundations settling Pool is always closed

Best apartment for pending work orders. I sent an email for maintenance work three weeks ago, but I havenât received any updates since then.

Greystar is a spectre of cut corners, greed, and shoddy service that has haunted me across multiple properties, but this was the worst. Dont rent from Sunnydale, or any greystar property for that matter.
